Booking & Cancellation
How do I book?
Book directly on our website or via Airbnb. You can book with just a 25% deposit now, with the balance due 30 days before your arrival.
What payment is required?
Guests can either pay in full at the time of booking or pay a 25% deposit to secure your booking and then pay the balance 30 days before arrival.
Do you take a damage/security deposit?
Five days before your arrival, we will place a pre-authorisation on the credit card used to make your booking. This is not an immediate charge, but a temporary hold of funds as a security deposit for the duration of your stay.
The pre-authorised amount depends on the size of the unit booked:
• 1-bedroom units: £125
• 2-bedroom units: £175
• 3-bedroom units: £250
The pre-authorisation will be released within 7 days of your departure, provided there is no damage to the property or any additional charges (such as excessive cleaning, missing items, or breaches of the booking terms) that need to be deducted.
Please note that the time it takes for the funds to become available again may vary depending on your card provider.
What’s your cancellation policy?
- 12+ weeks before arrival: 100% refund
- 8–12 weeks: 75% refund
- 4–8 weeks: 50% refund
- Under 4 weeks: no refund
We strongly recommend suitable travel insurance.
Can I change my dates or guest names?
If you need to change your dates, this will be treated as a cancellation and re-booking in line with the policy above.
Small updates to guest details are usually no problem — simply send us an email and we’ll be happy to help.
Who can make a booking?
The lead guest must be 21+ and stay for the duration. A capable, responsible adult (21+) must be present in each accommodation unit.
Arrival & Departure
When are check-in and check-out?
Check‑in is from 4pm on arrival day; check‑out by 10am on departure day.
Is parking available?
Parking is available on site for guests. The number of spaces allocated to each cottage is listed on the website so you can plan ahead for your stay.
Do you have EV charging?
Yes we have EV vehicle charging points on site for guests.
Your Stay
What’s included in my stay?
Bed linen (except cot linen), towels, and an initial supply of firewood (where applicable).
Is there Wi-Fi?
Yes – complimentary Wi-Fi is available for guests.
Are pets allowed?
Some units are dog friendly, this is displayed on the website next to each unit. Registered assistance dogs are welcome by prior arrangement.
Is smoking or vaping allowed?
All accommodation is non-smoking and non-vaping. You may smoke in designated outdoor areas – please be considerate of other guests.
Can friends visit?
Day visitors are welcome with advance notice. Overnight stays are for registered guests only, up to the unit’s maximum occupancy.
What are the occupancy limits?
Each unit has a strict maximum (see cottage listing for details). Only the named guests listed on your booking confirmation may stay.
Can we host parties or events?
Sorry – no parties, amplified music, or commercial events. Please respect quiet enjoyment for everyone on site.
Do you have hot tubs? What are the rules?
To ensure the safety, comfort and enjoyment of all our guests, we kindly ask that you follow these rules when using the hot tubs:
• Supervision: Hot tubs must be used responsibly and under supervision at all times.
• Age restriction: Children under the age of 4 are not permitted to use the hot tubs and children under the age of 16 must be supervised at all times
• Food & drink: For hygiene and safety reasons, no food or drink is allowed in or around the hot tubs.
• Health & safety: Guests with medical conditions (including heart problems, high/low blood pressure, or who are pregnant) should consult a doctor before use.
• Time limits: Please avoid prolonged use to reduce the risk of dizziness, dehydration, or overheating.
• Cleanliness: Shower before entering and avoid using oils, soaps or bubble bath in the water.
• Respect: Please treat the hot tubs with care. Any damage caused through misuse may result in charges being applied.
We reserve the right to restrict or withdraw use of the hot tubs if these rules are not followed, or if we consider usage unsafe.
Disclaimer: Use of the hot tubs is at guests’ own risk. The property owners accept no responsibility for accidents, injuries, or illnesses that may occur from the use or misuse of the hot tubs.
Can we take photos or fly drones?
You are very welcome to take personal photos and videos of your stay and your party during your time at The Sunray.
Commercial or professional photography and filming is not permitted without our prior written permission, and the use of drones anywhere on the site is not allowed.
